For more than two decades, Jackson Cross Partners has built its business around relationships, not transactions.
From its headquarters in King of Prussia, the commercial real estate firm has developed a reputation for delivering highly personalized service.
“Jackson Cross has three distinct lines of business,” says Managing Partner John P. Morrissey. “One is an advisory services business. The other is a brokerage business and the third is a corporate real estate services business, which is a blend of advisory and consulting with brokerage to provide high-end, concierge-level real estate services to corporate occupiers with multi-market real estate portfolios.”
That hands-on approach is what John believes truly differentiates the firm. While Jackson Cross competes with some of the largest names in commercial real estate, the company has intentionally remained relationship-focused in how it works with clients.
“Our differentiator is that we’re a smaller company,” he explains. “We’re not volume-oriented. We’re relational versus transactional, and that is a huge difference when it comes to the service level that we’re able to provide our clients.”
That philosophy has helped Jackson Cross build long-term partnerships with companies throughout the region and across the country. “Over the years, we’ve developed this sensibility as to who we fit with and who might fit with us,” John says. “It’s helped us develop a cadre of clients that we really love working with. They’re our friends and our partners.”
King of Prussia has been central to that growth story from the very beginning. Jackson Cross has been based in the community since its founding, moving between several offices throughout the business district over the years as both the company and the area evolved.
“I’m a big proponent of King of Prussia,” John says. “Even back in the ’80s, I realized how well the location served me with access to the Pennsylvania Turnpike. I could go east and west, get to Philadelphia quickly, head north or west on 422—it became a great home base.”
That connectivity remains one of King of Prussia’s biggest advantages today. But for John, King of Prussia’s value extends far beyond transportation infrastructure.
“I found that King of Prussia is a target-rich environment,” he says. “Being local is important to clients. They know I can respond quickly, meet them easily and be available when needed.”
Equally important are the amenities that make the area attractive for both employees and clients. Whether it’s meeting for lunch, hosting a client dinner or gathering the team after work, King of Prussia offers an unmatched mix of experiences.
“There’s a plethora of places to go,” John says. “I’ve had clients ask specifically to meet in King of Prussia because they enjoy the experience so much.”
For the Jackson Cross team, that often means outings to places like Yard House, City Works Eatery & Pour House, Paladar Latin Kitchen and Topgolf King of Prussia for team-building events and client gatherings. Even everyday conveniences like nearby fitness centers, shopping and dining contribute to what John describes as a true live-work-play environment.
“Once I park my car in King of Prussia, I’m not driving too far to get anything done after that,” he says. “I can have a breakfast meeting, go to the office, meet a client, work out, grab dinner—it all happens here.”
John also sees significant opportunity ahead for King of Prussia as the community continues to evolve. He points to infrastructure improvements, growing residential density and continued investment throughout the area as signs of a strong future.
“I think King of Prussia has a terrific future,” he says. “The roadway improvements have been fantastic, and I think there’s tremendous opportunity for redevelopment and modernization throughout the business park areas.”
For Jackson Cross, that future aligns closely with the company’s own philosophy: building meaningful relationships in places designed for long-term growth.
“As a real estate person, bringing people to King of Prussia is part of my job,” John says. “When clients talk about labor, amenities, accessibility, housing—it checks all the boxes. There’s a reason people want to be here.”
