This year’s edition continues to showcase Upper Merion Township/King of Prussia’s (UMT/KOP) impressive ability to thrive and prosper across a number of diverse economic and social data points including:
A Robust Commercial Landscape – UMT/KOP closed out 2025 with a low commercial office vacancy rate of 13% in our Class A inventory, significantly outperforming Philadelphia’s downtown market and many of our suburban competitors. Retail vacancy remains extremely low at 2.3%. We’ve added exciting new amenities like Netflix House and Eataly, which drew record visitation and sales numbers in 2025. KOP’s deep development pipeline continues to expand, with major retail, entertainment, housing and distribution center projects in the land development process and under construction.
Impressive Visitor and Employment Statistics – UMT/KOP had a remarkable number of visitor trips in 2025 with more than 40M, up 1.6M year over year.
King of Prussia District Highlights – King of Prussia District made significant progress on a number of public landscape projects including the groundbreaking of Recharge Park, a 1.8 acre park connected to our recently completed First Avenue Linear Park project. We also secured more than $2M in design and construction grants for the Valley Forge Gateway Trail on North Gulph Road and the Moore Park Multimodal Trail.
We launched a new advertising campaign, Your Business Belongs Here, designed to attract companies to our thriving commercial market. Our Marketing department led dozens of engaging events and delivered a record year for our charitable initiatives that gave back over $225,000 to amazing organizations in the community like The Children’s Hospital King of Prussia Campus, Upper Merion Area Community Cupboard, First Responders and more!
In addition we:
- Started a roadside litter cleaning program (Clean Streets), removing 6,780 pounds of litter from high-visibility roadways in Upper Merion Township in the first year.
- Ramped up our Research & Data Analytics program to deliver valuable information to stakeholders, elected officials, the CRE industry, the media and more.
- Hired a Public Landscapes Manager, Kaitlyn Dibble – to improve our ability to manage the First Avenue Linear Park, Recharge Park and the more than 7 acres of landscaped medians we now steward.
In 2026, we will conduct our first ever community-wide survey and continue to advance our Community Engagement Action Plan, originally launched last year. To help us strengthen partnerships and connections to the primary audiences we serve, we expanded the role of our Events Manager to include Community Engagement.

Funding
100% of King of Prussia District’s operating budget is paid for by private fees, event revenue, project grants and corporate sponsorships. King of Prussia District programs are funded through a special assessment fee made possible by commercial, industrial and multifamily properties within its boundary who believe, steadfastly, that a rising tide lifts all boats. The assessment fee is 0.00098 MILS, or approximately 2.75% of the total real estate tax bill for property owners.
A Model for Urban Redevelopment
King of Prussia District is honored to be featured in Redesigning Urban Centers: Adapting to Changing Real Estate Markets, a new book by Jonathan Barnett published by Routledge in October 2025. The book examines how suburban and urban areas across the country are transforming in response to evolving real estate trends, shifting demographics and new patterns of living and working. King of Prussia District is highlighted as a leading example of how an edge city can successfully evolve into a vibrant, mixed-use center through strategic planning, placemaking and strong public-private partnerships. Netflix House
Netflix House has officially opened, transforming 120,000 SF of the former Lord & Taylor space into a first-of-its-kind, permanent immersive entertainment destination. Designed to evolve with rotating experiences, Netflix House employs more than 300 people and adds a major new experiential attraction to the mall. According to Placer.ai, Netflix House attracted more than 262K visits from 241K unique visitors in its first two months of operation, with traffic peaking on Black Friday, when the venue recorded 11,400 visits in a single day.
Recharge Park
Currently under construction and slated for completion before summer 2026, King of Prussia District’s Recharge Park will transform the western end of First Avenue in Moore Park between Topgolf and Valley Forge Casino Resort into a vibrant destination for recreation, relaxation and community connection. The park will feature sustainable design elements such as solar-powered lighting, covered outdoor workstations and recycled materials, alongside playful touches like swings made from repurposed wind turbines and a rock lounge with boulders and a Zen-style garden. Community spaces include a large open lawn for yoga, movies and picnics, smaller work and play nooks, and a food truck pull-off for events, all set within immersive landscapes of native grasses, perennials, shrubs and trees.
Level99 & Dick’s House of Sport
The former JCPenney anchor at King of Prussia Mall is being reimagined as a major entertainment and experiential destination. The ground floor will welcome Level99, a 46,000 SF entertainment and dining venue featuring immersive, challenge-based experiences designed for groups and social play. The remainder of the former department store will be home to Dick’s House of Sport, an interactive retail concept that combines athletic gear with hands-on experiences. Both are slated to open in 2027.
Greystar Apartments
The nation’s largest multifamily developer, Greystar, has approvals to demolish an 85,000 SF office building at 720 Vendenburg Road and construct a six-story, 205-unit apartment complex. Located next to Park Square, the first multifamily development in Moore Park, the new community will feature nearly 5,800 SF of amenities, including a central pool and courtyard.

As property values rise, the Township, County, School District and Montgomery County Community College benefit from higher tax revenues generated by increased property assessments, along with earned income from Realty Transfer Fees when properties are sold.
Real estate transactions in Montgomery County trigger a 2% Realty Transfer Fee that is shared between the County (1%), Township (.5%) and the School District (.5%) on an annual basis.

Community Engagement Action Plan
King of Prussia District released its 2025 Community Engagement Action Plan in July, outlining a strategic roadmap shaped by community input to enhance visibility, deepen partnerships and amplify the vibrancy of King of Prussia. The plan grew out of the KOP Community Connection Project, a year-long initiative in 2024 that engaged employees, residents, consumers, property owners, potential businesses and the Township Board of Supervisors through workshops, surveys, pop-up events, focus groups and interviews. Guided by four core goals—enhancing visibility, deepening partnerships, increasing community engagement and leveraging data—the plan prioritized strategic communication, mobility improvements, data-driven decision-making and business development. Building on this momentum, King of Prussia District released its 2026 Community Engagement Action Plan in February, continuing its commitment to listening, collaborating and advancing a vibrant, attractive and prosperous community.
Connecting with Community
Through the Community Engagement Action Plan, King of Prussia District launched two new engagement committees in 2025: an Employee Engagement Committee and a Resident Engagement Committee. Following a recruitment and interview process designed to build diverse groups that reflect the District’s workforce and residential community, the committees meet throughout the year to help inform future programming and amenities. In addition to the District’s bi-annual Property Manager Lunches and newly established bi-annual meetings with hotel and restaurant partners, these committees ensure the District is consistently listening and responding to the needs of the community we serve.

Producing engaging, high-quality events is central to the District’s efforts to keep King of Prussia active, connected and vibrant. Our event portfolio spans large-scale consumer experiences, including annual dining and shopping events that benefit Children’s Hospital of Philadelphia, as well as experiential business networking programs like Network@Nite. We also deliver community-focused, give-back initiatives such as our annual food drive and the award-winning Igloo Garden on the Green. Beyond entertainment, these events help strengthen community, support local causes and reinforce King of Prussia’s identity as a dynamic destination for all.

Our signature sell-out Network@Nite series remained a highlight, pairing informal networking with one-of-a-kind experiences curated by the District at unique locations throughout King of Prussia.

Network@Nite: Tarot & Tequila
We kicked it off with a sold-out event that reached capacity, with a waiting list, in just three days. Hosted at Paladar Latin Kitchen, guests enjoyed a guided tequila tasting before exploring the art of Tarot and receiving complimentary readings from Balance, Mind, Body & Spirit Reiki and Wellness Studio, all while connecting through relaxed, informal networking.
Network@Nite: Bats & Beers
Our second Nework@Nite was a home run, selling out within days and ultimately reaching 121% of ticket capacity. Hosted at Victus Sports, the Official Bat of Major League Baseball, attendees were treated to an exclusive behind-the-scenes look at the craftsmanship and innovation behind some of the league’s most advanced bats. Guests stepped into the batting cages for a hands-on experience before wrapping up the evening with a beer tasting and bites from KOP’s Workhorse Brewing Company.
Network@Nite: S’mores, Sips & Seasonal Surprises
The final Network@Nite of the season also sold out, introducing many attendees to Nor-View Farm for the first time. Guests enjoyed seasonal cocktails from DeRo Spirits, slices from Pizzeria Vetri and melty s’mores from The Melting Pot, all set against a festive fall backdrop. The evening included a hayride around the farm and guided dried flower arrangement with a vendor from the Upper Merion Township Farmers’ Market.
Bright Bash: Celebrating a Vibrant King of Prussia!
Bright Bash brought together a mix of KOP’s newest restaurants and longtime favorites, giving guests the chance to sample some of the area’s best bites in one place. Attendees also explored samples and giveaways from a wide range of retailers and experiences, including Trader Joe’s, Little Words Project, Thrillz High Flying Adventure Park and Bark U. In total, 29 KOP businesses participated alongside community groups and nonprofits, highlighting the depth and diversity of the local business community. The evening also featured the King of Prussia District Awards, with Trader Joe’s taking home the Hottest New Spot in King of Prussia honor.
Annual Meeting & Holiday Reception
King of Prussia District hosted its annual meeting at Netflix House’s TUDUM Theater, marking the venue’s first-ever event with an external organization. The evening continued with a sold-out holiday reception at Netflix Bites, where guests enjoyed festive food and drinks before taking part in friendly competition on the Top Nine mini golf course.
King of Prussia Restaurant Week & KOP Shops for CHOP
The 11th annual campaign once again brought together King of Prussia’s dining, retail and business community in support of Children’s Hospital of Philadelphia’s King of Prussia campus. The 2025 campaign generated $72,110, a 25% increase over the previous year and the second-largest total in the program’s history. Fundraising extended beyond meals and shopping through creative efforts including raffles valued at more than $6,000, along with community-driven events like the Block Party for CHOP at King of Prussia Town Center.
Block Party for CHOP
More than 1,800 people joined us to celebrate the finale of our CHOP campaign at the Block Party for CHOP, a free, family-friendly event held at King of Prussia Town Center—an impressive 64% increase in attendance over last year. The day featured games, live performances, rescue animals, raffles and more. In just one day, the event raised more than $4,000 for CHOP.
King of Prussia District keeps KOP’s workforce energized and connected with fun lunchtime and after-work events that make every workday a little more exciting.
Ping-Pong Tournament
The 4th annual tournament featured 16 competitors and drew a crowd of 45 spectators for an afternoon of friendly competition. Guests enjoyed slices from a local pizza truck and beer from Conshohocken Brewing Company, while returning members of the Phoenixville Table Tennis Club provided practice tables and added an extra level of energy and expertise to the event.
Cornhole Tournament
Our annual cornhole tournament drew strong participation, with 21 two-person teams competing and a lively crowd of spectators cheering them on. Hosted in the parking lot of Workhorse Brewing Company, the event paired friendly competition with great food and craft beer.
Pop-Up Cafes/Food Trucks
King of Prussia District brought food trucks, games and outdoor seating to Moore Park in April and Renaissance Park in September, hosting weekly Tuesday events that offered employees a fun and relaxing mid-day break.
First Responders Appreciation Week
The KOP business community came together for this annual event, presented in partnership with Upper Merion Township, to recognize and thank the Township’s first responders. Fourteen KOP businesses participated by providing meals and treats throughout the week. Thanks to the generosity of our sponsors, the District was also able to contribute a $3,000 donation in addition to the meals.

KOP Takes Out Hunger Food Drive
We continued our partnership with Conlin’s Print to support our month-long food drive benefiting the Upper Merion Area Community Cupboard (UMACC). Our 14th annual drive was our most successful yet, featuring a record 45 donation boxes placed throughout KOP. The campaign collected more than 6,881 pounds of food and goods for our most vulnerable neighbors—more than double the total from 2024. Over the past 14 years, this initiative has helped collect more than 10 tons of food for our community.
Igloo Garden on the Green
In conjunction with the food drive, we once again hosted the enchanting Igloo Garden on the Green at King of Prussia Town Center. The magical takeout dining experience featured six heated igloos (up from 5 in 2024 to meet the demand), beautifully furnished and surrounded by new festive décor, along with a new waiting area for guests. Reservation fees benefitted the Upper Merion Area Community Cupboard (UMACC), allowing us to raise the single largest donation in UMACC’s history—$50,410, a 59% increase from 2024 – bringing our four-year total to $126,998 raised and donated.

Clean Streets Litter Program
In May 2025, King of Prussia District launched Clean Streets, a litter cleaning program designed to enhance some of UMT/KOP’s most traveled roadways. Working under a Master Agreement with PennDOT District 6, our contractor removes trash and debris one day per month during the growing season and weekly during the winter months. In the first seven months of the inaugural year, we removed over 3.5 tons of trash along six roads and interchanges. In addition to funds allocated by King of Prussia District, the first year of this project was supported by a $5,000 grant from the Upper Merion Board of Community Assistance.
Moore Park Signage
In 2017, King of Prussia District partnered with AgileCat and stakeholders on a rebranding process that renamed King of Prussia Business Park to Moore Park. In 2024, King of Prussia District engaged D2 Branding of King of Prussia, to build on this foundation by developing a wayfinding master plan. This plan called for gateway signs at Moore Park’s main entrances, directional signs identifying street names, address ranges and public points of interest, as well as pedestrian-scaled trail signs along the First Avenue Linear Park. These trail signs will highlight public points of interest and feature mileage markers indicating distances along the Linear Park. The first round of the sign master plan, three gateway signs at either end of First Avenue and Moore Road, were installed in early 2026.
Recharge Park
King of Prussia District engaged Stuart & Associates Landscape Architecture of King of Prussia to design a 1.8-acre multiuse space with amenities along the First Avenue Linear Park. This portfolio of improvements, called Recharge Park, is under construction and will open to the public late spring/early summer 2026. Amenities include seating areas, vibrant landscapes, decorative paving, rock gardens, solar powered work stations and public art installations with special events programmed by King of Prussia District.
King of Prussia Beehives
King of Prussia District partnered for a fourth year with Alveole, a commercial beekeeping group, to install honeybee hives in Moore Park and Renaissance Park. From May through December, the beehives and beekeepers were very active, reaching up to 50,000 inhabitants in each hive at the height of the season, all working to maintain the colony and harvest the extra honey. King of Prussia District sponsored four free workshops and over a dozen hive-side sessions for the public to get hands-on experience in 2025, creating a fun opportunity for neighboring office workers and residents to take a break and enjoy the fruits of the bee’s labor. King of Prussia District looks forward to the coming 2026 season with more fun workshops and greater insight into the plants our bees visit to create the honey in Moore Park and Renaissance Park.
Little Touches, Big Impact
The District continues to develop and enhance new planting beds along the right-of-ways and add attractive and fun amenities. New in 2025 was the addition of a Little Library along the Linear Park open to the public to share or borrow books and store equipment for the public ping pong table at 935 First Avenue. This feature replaced the Linear Park’s first temporary art installation by Binding Things, a year-long colorful yarn-bomb that decorated light poles, hand rails, and even trees along the public trail. Another new feature are six illuminated snowflakes that top the King of Prussia gateway signs and Renaissance Park entrance on Horizon Drive for the winter season.

Getting Around
King of Prussia District plans and implements strategies that enhance vehicular, pedestrian, bicycle and public transportation. With initiatives that allow for better highway access, promote efficient public transportation and create pedestrian and bicycle pathways, King of Prussia District is dedicated to making life flow a little easier in KOP.
Valley Forge Gateway Trail
Several state, local and regional organizations are working on plans to design and build the Valley Forge Gateway Trail. The 2.8-mile, multi-phase multimodal trail will create a continuous, safe and accessible connection between the Chester Valley Trail, the Village at Valley Forge, Moore Park, Valley Forge National Historical Park and the Schuylkill River Trail, strengthening the Circuit Trails network. The trail will link neighborhoods, employment centers and major regional destinations while supporting sustainable transportation, recreation and economic development. The alignment includes seven segments, some already constructed and others in final design or planning, and will benefit communities across Upper Merion Township, Norristown Borough, Bridgeport Borough, Lower Providence Township, Tredyffrin Township, Upper Providence Township and West Norriton Township. Key elements include a multimodal connection along North Gulph Road and integration with the First Avenue Linear Park.
King of Prussia District Awarded William Penn Foundation Grant
In October 2025, King of Prussia District announced it was awarded a $326,900 Environment and Public Space grant from the William Penn Foundation to advance planning, education and funding strategies for the Valley Forge Gateway Trail. The three-year initiative will support a comprehensive public engagement and marketing campaign to build community awareness, foster collaboration and secure additional funding for design and construction.
As part of the grant, King of Prussia District is convening regional stakeholders through the Valley Forge Gateway Trail Partnership to help guide future trail development in and around King of Prussia. The partnership will coordinate outreach and education, inform funding, design and programming strategies and strengthen regional collaboration around publicly accessible multimodal transportation improvements. To date, Upper Merion Township, the Transportation Authority and King of Prussia District have secured $975,275 in planning, design and construction funding, including National Park Service support for the first trail segment between Valley Forge National Historical Park and First Avenue.
Moore Road Trail Study
King of Prussia District and Upper Merion Township awarded TPD, Inc. a professional services contract to develop construction drawings for the Moore Road Multimodal Trail. This followed a public RFP and will utilize $1.2M in grant funds from the Commonwealth Financing Authority through the Multimodal Transportation Fund and Local Share Account programs. The project will consist of a multimodal trail, solar powered pedestrian lighting, ADA curb ramps and amenities along both sides of Moore Road from First Avenue to the Schuylkill River Trail West. In addition to design grants, the District and Township have been awarded $900,000 in construction funding to date with more grant applications in the works.
Renaissance Park Right-of-Way Improvement Project
King of Prussia District and Upper Merion Township awarded Boles Smyth Associates a professional services contract in 2025 to develop and engineer roadway and pedestrian improvements on Renaissance Boulevard and Horizon Drive. The project will include designing bicycle and pedestrian facilities in the substantial right-of-way and business park common space. This followed a public RFP after a comprehensive stakeholder engagement process and connectivity master plan which identified pedestrian, bicycle and roadway links between commercial properties and residential neighborhoods. The design project is funded by King of Prussia District. New bike lanes, sidewalks, shared lane markings, a roundabout and multimodal trails make up the bulk of proposed recommendations. Other transportation improvement recommendations include public spaces for parklets, special events and outdoor art. With stakeholder input, the report provides a blueprint outlining bike and pedestrian connections between Renaissance Park properties and public amenities that create a safe and exciting mixed-use district for employees, residents and visitors to enjoy.
Valley Forge Slip Ramp
In 2015, the Montgomery County Planning Commission issued the Turnpike Corridor Reinvestment Project Report. This study identified transportation opportunities along the Turnpike Corridor that include potential slip ramp locations and redevelopment prospects. One of the proposed improvements is the Valley Forge Interchange into Moore Park. King of Prussia District continues to study this transportation improvement and hired Boles Smyth Associates to update information from the original study, including existing traffic volumes, base mapping and roadway changes to update the westbound on/off ramp designs and cost estimates. With design approval from stakeholders the District will start applying for federal transportation grants to build out the westbound ramp and eventually the full interchange.
Our Impact: Land Use & Zoning
Planning for the Future
As part of King of Prussia District’s Land Use & Zoning program, we work with the Township to provide advice on a variety of land use, planning and zoning issues that correspond to commercial, industrial and multifamily residential sections of the Township. The District assists with zoning ordinance creation and revisions and weighs in on key planning elements such as adoption of an updated Comprehensive Plan, implementation of an official map to highlight desired infrastructure improvements over time and opinions related to development proposals.
Fiscal Impact Analysis
King of Prussia District worked with Upper Merion Township to produce a Township-wide Fiscal Impact Analysis (FIA). The FIA, conducted by Urban3, studied the financial effects of various land uses on the Township’s budget. The study looked at the township on a parcel by parcel basis to help the BID and the Township better understand which land uses have net positive, neutral, or negative impacts on local government finances. The information gleaned from the report will help guide future planning decisions.
Upper Merion Township Comprehensive Plan
In January 2024, the Board of Supervisors and Township staff began the public process to update Upper Merion’s Comprehensive Plan. This process includes several public meetings and community engagements culminating in a document that articulates future visions and goals of the Township. King of Prussia District is one of the organizations assisting the Upper Merion Planning Department by participating in public meetings and providing research and data analytics resources. The final document is scheduled for publication and release in late 2026.

Launched in Q3 2025, the KOP Commercial Market Webinar Series offers stakeholders an early look at commercial real estate trends shaping King of Prussia. Each quarterly webinar spotlights a specific commercial sector and features insights from industry professionals and market experts. Recent sessions explored the life sciences sector and retail market performance. The series will continue in 2026 with quarterly webinars planned for late April, July and October.

Powering Our Voice Through Advocacy
In January 2026, King of Prussia District engaged the government relations firm of Milliron Goodman to help the District expand its reach among statewide legislators and program agency decision-makers. Through this engagement contract, Milliron Goodman will help the District identify its priority projects, craft a clear message and advocacy strategy for potential future funding and identify key personnel in the Commonwealth to build more robust relationships.
