- New Office Report highlights KOP’s resilient market.
We released the 2026 Upper Merion Township/King of Prussia Office Report, highlighting the strength and evolution of one of Greater Philadelphia’s largest suburban office markets. With 7.8M SF of inventory, UMT/KOP maintains the lowest vacancy rate among peer markets at 11.3%, with strong demand for Class A space. Redevelopment, a significant aerospace and defense presence, regional connectivity and abundant amenities continue to reinforce KOP’s appeal to employers, talent and investors. Development activity included two major property sales totaling more than $100M: the $41.5M sale of the fully leased 500 N. Gulph Road office property and the $60M sale of the property housing Netflix House. New projects also moved forward, including a 100K SF Amazon last-mile distribution center replacing a vacant office building and a 205-unit multifamily development on Vandenburg Road. - Camp KOP wrapped up with some friendly competition.
At the end of June, 12 teams competed in Corporate Field Day at Recharge Park, taking on nostalgic favorites including relay races, minute-to-win-it challenges and tug of war. The event capped off King of Prussia District’s debut Camp KOP series, which brought summer camp-inspired activities to Recharge Park throughout June. More than 60 business leaders, nonprofit representatives, elected officials and community members gathered at Recharge Park on September 2 to build momentum for a transformative new trail connection in Upper Merion Township. The event also marked the debut of the Partnership’s Forging the Path Forward public art campaign and Forging Your Path Photo Challenge. Read more here. - Montgomery County was awarded a $450,000 Local Share Account (LSA) grant to advance Segment 5 of the Valley Forge Gateway Trail.
The funding marks an important step toward securing the estimated $2.1M needed to construct the segment along North Gulph Road. Read more here.
