Continued Demand and Development in the UMT/KOP Housing Market
Continued investment is also expanding housing options, including new market-rate and affordable housing developments.
According to the Montgomery County Planning Commission’s 2025 Housing Price Report, UMT/KOP’s median home sale price reached $594,500 in 2025, up 4.3% year-over-year, exceeding Montgomery County’s median of $485,000. Of the 430 homes sold, 216 were detached, 181 were attached and 33 were multifamily units. Notably, attached homes recorded a median sale price of $664,995, higher than the $570,000 median for detached homes. This may partly reflect sales in newer townhome communities, including River Trail at Valley Forge by JPOrleans and Stonebrook at Upper Merion by Toll Brothers.
Rental housing also remains an important part of the market. According to the same report, UMT/KOP’s median monthly gross rent was $2,087, with median rents of $2,002 for one-bedroom units and $2,231 for two-bedroom units. Newer apartment communities generally command higher rents. According to CoStar, average monthly asking rents for properties built in 2016 or later reached $2,159 for one-bedroom apartments and $2,843 for two-bedroom apartments in 2026 YTD.
Housing affordability remains an important consideration. Households that spend least 30% of their income on housing costs are generally considered housing cost-burdened. In UMT/KOP, among homeowners who have a mortgage, 22% fall into this category. For renters, the share is 38%, below Montgomery County’s 46%.
New residential projects are addressing different housing needs. A 20-unit affordable housing development is under construction at Valley Forge Presbyterian Church, while a recently approved market-rate apartment project by Greystar at 720 Vandenberg Road will add 205 rental units. Together, these developments will expand the range of housing options available in this region.
Looking ahead, continued residential investment reflects confidence in UMT/KOP’s housing market and its long-term growth potential.
