New Census Data Highlights Growth for Upper Merion Residents

With accolades like these, in addition to an abundance of amenities, access to quality education and low real estate taxes, it should be no surprise that Upper Merion is a community in demand. In fact, newly released 2024 US Census 5-year estimates show that since 2011, Upper Merion Township’s population has grown 25%, bringing the total to approximately 35,000 residents. Nearly 7,000 new residents over the past decade signals sustained confidence in Upper Merion as a place to live, work and invest. The pace of expansion positions the township among the faster growing communities in the region and reflects a strong alignment between economic opportunity, housing development and quality of life.
This growth has been matched by expanded housing options. Total housing units increased 26%, rising from 12,898 in 2010 to 16,222 in 2024. New apartments, townhomes and single-family homes have helped accommodate the rising population while supporting steady residential demand across the township.
Economic indicators show similar momentum. Median household income has risen 56% since 2010, increasing from $77,955 to $121,985 in the latest estimates. This steady growth reflects Upper Merion’s strong employment base and its ability to attract and retain high earning households. Residents are also highly educated, with 65% of adults age 25 and older holding a bachelor’s degree or higher, significantly above Pennsylvania at 36.4% and Montgomery County at 55.4%. This level of educational attainment supports a skilled workforce and contributes to the township’s long-term economic stability.
The data further reflects a diverse and relatively young community. Upper Merion is 72% White, 19% Asian and 9% Black or African American, representing a broad range of backgrounds and cultures that shape the township’s identity. A significant share of residents are between ages 25 and 39, highlighting Upper Merion’s appeal to young professionals and working households. In its 2026 rankings, Niche.com rates Upper Merion Township the #3 best suburbs for young professionals in Pennsylvania.
