King of Prussia: A Robust Healthcare Community
As KOP Cares Month brings our community together to support Children’s Hospital of Philadelphia’s (CHOP) King of Prussia campus, we’re highlighting the healthcare ecosystem that supports patients, providers and continued investment throughout King of Prussia.
From major healthcare campuses like CHOP to specialty providers including Rothman Orthopaedic Institute, Philadelphia Hand to Shoulder Center and Dermatology Partners, King of Prussia has developed a diverse healthcare ecosystem serving patients across the Greater Philadelphia region.
As of Q1 2026, King of Prussia is home to more than 500K SF of medical office space across 12 properties, with only 10.1% of space currently available for lease. Looking at the 10-year trend, medical office vacancy in King of Prussia declined sharply after peaking in 2018 as healthcare providers expanded outpatient services and shifted care closer to communities. Vacancy fell below 10% by 2020 and remained exceptionally tight for several years, reflecting sustained demand for medical space.
That demand continues to attract new investment and healthcare providers. In 2025, the 71,800 SF Merion Building at 700 S. Henderson Road sold for $11.8M and is being repositioned as the Merion Medical Pavilion. According to the Philadelphia Business Journal, the new owner was drawn to King of Prussia’s unique mix of employment, retail and healthcare destinations, noting that outpatient medical facilities are convenient for patients to visit on their way to work, during a lunch break or while shopping. The property is undergoing a $2M renovation, further strengthening King of Prussia’s healthcare infrastructure.
Together, these trends demonstrate how King of Prussia’s healthcare sector continues to grow and evolve. With a growing concentration of healthcare providers, strong occupancy levels and continued investment in medical facilities, the community remains well positioned to serve the healthcare needs of the region.
