King of Prussia’s hospitality market closed out 2025 on a high note, showing strong overnight visitation and solid hotel results across key metrics.
The destination welcomed an estimated 418K overnight trips and generated more than 813K visit nights (the sum of all nights stayed) throughout the year, translating to approximately $301M in local spending. These results highlight not only the scale of demand but also the economic impact of overnight travelers on the local econom
Visitation remained anchored by major regional feeder markets, led by the New York–Newark–Jersey City metro area with roughly 82.5K overnight trips, followed by Washington, DC–Arlington–Alexandria (31,400 trips) and Pittsburgh, PA (21,400 trips). Across all major origin markets, visit nights consistently exceeded overnight trips, indicating a strong prevalence of multi night stays.
These visitation patterns translated directly into hotel demand. According to CoStar, hotel demand in King of Prussia increased by approximately 5.5% in 2025 compared to 2024, outpacing room supply growth at roughly 2.9%. This demand-led growth allowed the market to absorb available inventory while maintaining healthy performance levels. Average hotel occupancy reached nearly 60% in 2025, the highest level recorded since the pandemic. While seasonal fluctuations remained, the overall trend reflects steady improvement.
Hotel room pricing increased modestly in 2025, as operators focused on sustaining demand and occupancy rather than pushing rates aggressively. Average Daily Rate (ADR) averaged approximately $131slightly higher than the prior year. Despite limited ADR growth, improved occupancy drove stronger overall performance. Revenue per Available Room (RevPAR) increased by more than 3% compared to 2024, contributing to total room revenue of more than $81M in 2025.
