District Digest: Land Use & Zoning
King of Prussia’s growth is guided by thoughtful planning that helps shape a more vibrant, connected community.
Through collaboration with Upper Merion Township, King of Prussia District’s Land Use & Zoning program ensures that future projects support a balance of work, life and leisure while promoting innovation and sustainability. Through forward-thinking zoning policies the District continues to guide development that enhances quality of life and positions KOP at the forefront of regional growth.
Through collaboration and strategic planning, these principles have translated into tangible progress across King of Prussia, most notably in Moore Park and Renaissance Park.
Moore Park Rezoning
In 2014, King of Prussia District and Upper Merion Township launched a transformative rezoning initiative for Moore Park. This resulted in a Mixed-Use District with modernized zoning and design standards to encourage investment, attract top employers and create opportunities for residential, retail and recreational uses. Once known primarily as an office park, Moore Park is now an active community with thriving businesses and amenities that reflect the needs of today’s workforce.
Renaissance Park Engagement
Building on that success, King of Prussia District and Upper Merion Township expanded boundaries in 2020 to include Renaissance Park, Discovery Labs and the GlaxoSmithKline facility. Partnering with Stantec, the District facilitated a visioning process with property owners, tenants, public agencies and residents to guide the area’s next phase of development.
The resulting report, Renaissance Park, GSK and Discovery Labs Stakeholder Engagement: Ideas and Actions for the Future, outlines a roadmap for enhancements to pedestrian infrastructure, streetscapes, signage, design standards and public spaces.
The Land Use & Zoning Program continues to shape King of Prussia’s evolution as a forward-thinking Edge City, fostering growth that’s both visionary and grounded in community collaboration.
